Home staging is definitely worth it!
Recently a friend of ours found they were moving and needed to sell their home. We discussed the advantages of staging a home to sell. They were completely onboard and as you will see in the before and after photos below it makes a major difference. The market was in a good place here but they were able to get top dollar within the first days of having it on the market. Staging definitely played a role in the speed within which the house sold. In the end, I believe there’s a couple of reasons staging has such a dramatic influence on home buyers.
- It gives the buyer a since of attachment. Our goal when selling our homes are to have as many rooms as possible be those “wow” rooms. The ones where when you go home as a buyer you are still talking about them. The more of these there are in a home, the better chance you will sell your home. People need to see themselves in the home.
- There’s a huge lack of imagination today. With the majority of people it’s difficult for them to see past the current state of a room. There’s nothing funnier to my husband and I than watching a show like House Hunters and see a couple walk through a house and discuss how they hate the paint color or carpet or blinds, when truly they should be looking deeper at the bones of the home. They should be looking at things that are much more difficult to change like yard size or architectural style or bedroom size.
Staging doesn’t have to be scary or as expensive as some would have you think. If you do it right you can primarily use what you already have in your home. A few statement pieces along with nicknacks can also help add a little personallity.
The advantages of home staging is not simply a marketing scheme by those that profit from it. There is actual data to back up the claims. The website realestateagentu.com pulled some of that information together from 2011 and put it in a easily readable format. They answer the questions: Does staging work and is the cost worth it? They also give the top 4 reasons to stage your home. I’ve included most of it here along with more before and after photos of our friends recently sold home. Enjoy.
